How to Analyze a Rental Property in 5 Minutes: The Quick Cash Flow Method
The 5-Minute Rental Analysis Framework
Not every property deserves 2 hours of analysis. The goal is to quickly separate the winners from the losers so you can focus your deep-dive analysis on deals that actually pencil out.
Step 1: Estimate Monthly Rent (30 seconds)
Check comparable rentals on:
Quick rule: Monthly rent should be approximately 0.5-1% of the property value. A $200,000 property should rent for $1,000-2,000/month.
Step 2: Calculate Monthly Expenses (2 minutes)
Use the 50% Rule as a quick estimate: half of your gross rent goes to expenses (excluding mortgage).

Step 3: Calculate Mortgage Payment (1 minute)
For a conventional loan (20% down, 7% rate, 30-year term):
Monthly mortgage per $100,000 borrowed β $665
Example: $200,000 property, 20% down = $160,000 loan = $1,064/month
Step 4: Calculate Cash Flow (30 seconds)
Monthly Cash Flow = Gross Rent - All Expenses - Mortgage
Example: $200,000 Property
This deal doesn't work at 20% down. But what about with more down payment?
With 30% down ($140,000 loan = $932/month):
With 40% down ($120,000 loan = $799/month):
Step 5: Calculate Key Metrics (1 minute)
Cash-on-Cash Return
